Why Invest in Sanford FL

Trying to find the best place to invest in Central Florida? Let Icon Realty walk you through the benefits of Sanford – a local favorite and a growing hub of Florida’s lucrative real estate market.

Where Is Sanford Located?

Sanford – known as the “Historic Waterfront Gateway City” for its position on the southern shore of Lake Monroe and at the head of navigation of the St. Johns River –  is located in Seminole County.

The Orlando Sanford International Airport is situated at the center of the town, while other Sanford landmarks like Seminole State College of Florida and the Central Florida Zoo and Botanical Gardens, define the city.

Lake Mary borders Sanford to the southwest, while the city is bordered by Lake Monroe and DeBary to the north.

Things to Do in Sanford

With a population of 61,051 (that just keeps growing!), Sanford offers residents convenient access to both Interstate 4 and State Road 417 – representing a convenient halfway point between the hustle and bustle of Orlando and Florida’s famous beaches.

As one of Central Floria’s oldest incorporated cities, Sanford boasts historic brick-lined streets, gorgeous nineteenth-century Victorian homes, and the beautiful backdrop of Lake Monroe – making it a favorite destination for both tourists and locals alike.

Sanford proudly hosts a number of events that routinely draw residents from all over Central Florida, including the community’s Saturday morning farmers market, monthly “Alive After 5” street parties, and wildly entertaining theatre productions at the Wayne Densch Performing Arts Center.

Community members strolling along the gazebo and bench-lined RiverWalk can easily access Veterans Memorial Park, Marina Island, Ft. Mellon Park, and the Sanford Museum. Prefer to spend part of your day on the lake? Dock your boat at one of Sanford’s free marina day slips to enjoy the best of both worlds!

Speaking of boating, Sanford features a number of convenient marinas, spread out between the Port of Sanford, the Ostend Bridge, and downtown – providing convenient access to both Lake Monroe and the St. Johns River.

Sanford: Income Demographics

As of the 2010 census, Sanford recorded a population density of 2,333.4 inhabitants per square mile (spread out over 23,061 housing units and 18,911 households).

Sanford Innovation

Sanford offers a convenient connection to the SunRail (Florida’s commuter railway), just two miles from downtown. Climate-conscious residents who prefer to travel by car can now do so with greater ease, as Sanford recently added five electric car charging stations.

In 2012, Sanford launched an initiative to encourage residents to increase involvement in city planning called “Imagine Sanford.” This initiative followed a multimillion-dollar streetscape of two prominent streets in historic downtown Sanford, designed to improve aesthetics and create wider sidewalks for easier pedestrian travel.
